Yes, some houses fly. Metaphorically speaking of course, but it is the best way to describe what happens with some homes on sale in Madrid lately.
Why are some homes up fo sale for such a short time?
At first you might think it’s the price but that’s not the only reason, location and type of property are more important factors. Some neighbourhoods are in high demand and some types of houses fit an ample range of buyers, either for living or as an investment. And there are certain streets in the neighbourhood and certain houses with charm that meet what most buyers are looking for.
Take for example a very sought after property profile which would be a 2 bedroom apartment with two bathrooms, 70-90 m2, bright and in need of some reform in Chamberí, Chueca, Justicia, Malasaña, Retiro or Salamanca.
Do we all want the same thing?
Perhaps, but mainly this this type of house satisfies the needs of many people who live alone or couples who are looking for their first home or investors looking for rentability. This model can size down to a smaller house in the same neighborhoods or size up to larger houses in other neighborhoods like Chamartín.
And if the house has a terrace, is an attic, has clear views or is in front of a park it will be the every buyers dream. An attic in Chamberí or an apartment to the Retiro will be of those houses that only a determined person will buy, well informed of the new properties that go on sale. The price might be less negotiable but you have to pay a price for your dream house and you’ll always have the certainty of its revaluation.
Sometimes for the price, others for the differentiating elements like views or terraces, others for its location and most of the times for all of this at the time, there are houses that just stop being available in very short time. This might sound like marketing arguments from the seller but if we don’t make a quick decision we can lose once in a lifetime opportunities.
