We define the preferences of the client; we go on an extensive search that fits your criteria. The search for a house or office to buy or to rent includes the entire available offer, using online media, real estate agencies, face-to-face inspections in reference areas, network of contacts etc.

WE VISIT PROPERTIES

We arrange visits, go, see, analyse, photograph, measure and evaluate the feasibility. If the property fits with what we are looking for, we organize a second visit with the client.

COMMERCIAL, TECHNICAL AND TAX REPORTS

We will send you a report after each visit with the property data, location, state of conservation, average price of the area, description of the most relevant characteristics, services and amenities of the environment. When the client considers it appropriate, we manage the execution of a technical report or an appraisal of the property.

ADMINISTRATIVE MANAGEMENT

Information on registration data and request for documentation (floorplan, energy certificate, community certificate, receipt of Real Estate Tax, receipts of supplies, etc.). Estimation of purchase and sale expenses due to taxes, notary and registry expenses. We can assist you with reading and signing of the public deed and we can provide the Notary services.

WE REFORM AND DECORATE

If the property needs a refurbishment or redecoration, we can facilitate the services of different professionals to estimate costs and execute the project. We work with professionals and companies with different profiles and with many years of experience in the rehabilitation of spaces and interior design.

ASSET MANAGEMENT

If the purpose of the purchase of real estate is to invest, we will manage the rental, signing of contract and the resolution of possible incidents or maintenance.

We organize a personal interview where we will get to know your needs and motivations when searching for a property. In this meeting, we will detail the most important criteria such as neighborhood, size, age, style, state of conservation, distribution, price, community services or equipment of the area.

Once the needs are analysed, we present a proposal of our services with the characteristics of the search, the contracted services and the fees.

 

  1. WE SEARCH AND VISIT

We search for the property using different methods, including physical inspection in the defined areas and locate the properties on sale that are not advertised. We visit the properties that meet the predetermined conditions and present a report with a selection of the best options, from where you can choose which property you wish to visit.

  1. WE FIND

Once we have found the house or office that fits your requirements, we will start the price negotiation process, investigate the legal situation of the property and request information from the owner and the community. We prepare documentation for the signature of the contract of lease, for the deed of sale or for the rent contract.

Throughout the process, our job is to represent the interests of the buyer and help make the best decision in the shortest possible time, without letting market opportunities pass.
