Who is responsible for repairs, tenant or owner?

Many issues that can arise in a rented property during the term of a lease.

The owner is responsible for the conservation, i.e. the maintenance of the property in good living conditions and must repair damaged facilities or replace old appliances. If the damage is caused by everyday use then they must be paid by the tenant.

The tenant must maintain the property in good conditions and is responsible for the necessary small repairs result of the normal use of the property. Where the tenant does not perform them, their cost may be deducted from the deposit.

To address possible accidents such as a flood or a broken toilet it is advisable to have a house insurance with adequate coverage.
