How to find an apartment to rent and not die trying

Have you become independent? Has your rental contract ended and you have to find a new apartment? Are you relocating? Or maybe, you just want to change houses and have decided that now is the time. If the search for rent is in Madrid or Barcelona, the task is not an easy task, but do not despair, with a certain technique, dedication and some advice the task will be less arduous.

The most determining parametre is the budget, calculate well how much you can pay for rent taking into account the possibility that some expenses might be included such as heating (if it is central heating), parking (if the house has a garage) or transport if it is close to work (complicated in large cities).

Once the budget is defined, search areas must be defined with a certain flexibility and applying logical criteria according to the type of professional and personal life, and preferences of neighborhood and environment.

From this moment, we define the characteristics of the apartment regarding size, number of rooms, furniture, condition and special elements such as air conditioning, terrace, etc. With this we will have the ideal equation, but this equation may have no real solution. Can’t find anything on the internet portals? Ask agencies and they do not have anything available? The ones I find are already pre-booked? The explanation is simple, there are no apartments with the features I’m looking for. Therefore, I will have to adjust the characteristics or expand the search radius. Do I really need three rooms if I’m going to live alone? How long will I use the terrace? Is it important to have two bathrooms? Do I need a kitchen equipped with the latest gadgets? And above all, there is life and all the facilities beyond the centre of the cities. Be flexible, you are looking for a rental, not the house for the rest of your life.

Once the realistic search criteria have been defined, the most intense work is the one before the visits of the properties, it is now time to dedicate hours to selecting real estate by Internet, to analyze, write down the doubts, call, ask, consult contract conditions and if it matches what we seek to organize a visit. It is important to concentrate this activity in one or two days, otherwise all our  work will not be useful, because a few days later the available apartments will be different.

Make the list of pros and cons, check the housing facilities from the entrance door to the blinds and the water tanks, negotiate conditions and make decisions. Discard or confirm, but do not delay in deciding, when you go out the door there will be people waiting to see the apartment.

If the house meets between 70 and 80% of your requirements, surely this is the apartment for you. Confirm your interest and do not forget to check the contract well before signing.

And if you find all this a bit too much, do not hesitate to hire a professional, for example, a personal real estate shopper.
