sale-606687_960_720Looking for a house is never easy. But when most of the difficulties in finding our future home are generated by the owner or seller it is difficult to understand.

We will find many obstacles while we are looking for a house. One of the main sources of information are web pages, perfect, you have all the information at a click.

All the information? Not at all. It is understandable for flaws not to be described but what is the reason for not stating the ceiling height or the building having an elevator or if it is an all interior? This lack of information does not help the sale, it only wastes the time of both buyer and seller and it makes the seller look suspicious.

And one thing is lack of information and quite another is misinformation. Is it really bright? Or maybe just for only a few hours a day?

Is it a quiet area? Maybe it is, maybe it isn’t. We should check that at different times of the week.

How many times are the square metres published actually accurate? Very few, this does not help sales either and it paves the way to price distortions.

In addition to inaccurate information we we also find subjective information. When the house is said to be in “good state”, is that statement true from the buyer’s point of view also?

And we can’t pass over the photos. The first thing should be presenting the house in a neat, clean and uncluttered way and as impersonal as possible. Well this is far from reality. To decide that a house could be the one that I’m looking for I have to able to see myself living in it and the more something blocks that image the harder it gets. There are very few people that can visualise a furnished house and imagine it completely unfurnished and see all the adaptations they would need to do.

Let’s continue with the obstacle race that is finding the perfect house. I’ve seen one that I think is interesting and now another problem comes up.

When can I visit it? My time availability is limited. But the person who should have all the time in the world is the seller. And that’s not always the case. Do you really want to sell your house?

The seller should have some flexibility in negotiating the price and terms and time of delivery as well as providing all the required information. This is not always the case.
